If you already own your home, but it’s in need of serious repairs, NeighborWorks® DHR has services to help you fix your home. We offer low-interest loans and grants for home rehab to assist you with:

  • Roof Repair or Replacement
  • Deck Repair
  • Porch Repair
  • Plumbing and Electrical
  • Retaining Walls
  • Foundation Repair
  • Windows and Doors
  • Other Life Safety Issues

Loans and Grants General Qualifications

  1. South Dakota Housing Development-HOME funds

    • Home must be owner occupied and must be the primary residence
    • All contractors must be insured
    • Funds must be matched 25% through other programs, owner contributions, or a loan

    Terms

    • 0% Interest
    • No payments
    • Forgiven after 5 years if home owner remains in the home
  2. Housing Preservation Grant Funds

    • Home must be owner occupied and must be the primary residence
    • Lack of ability to repay any loans available
    • Funds available to remove life safety hazards, major house systems and energy conservation
    • Funds must be matched 25% through other programs, owner contributions, or a loan

    Terms

    • 0% Interest
    • Forgiven after 3 years if the home remains owner occupied

Loans

With support from NeighborWorks® America, Wells Fargo Bank, and US Bank, we are able to provide low interest rate loans for home rehabilitation projects. Rates are based on income.

Emergency Rehab Loan:

The scope of required repairs will be approved at the discretion of the Loan Committee, Executive Director and/or the Lending Director. This is not a remodeling loan, nor a Rehab Loan. It is an Emergency Loan to complete only the repairs deemed necessary to conduct Emergency Repairs that if left alone, would cause additional damage or a life safety issue. Typical repairs may include but are not limited to

1) Furnace Failure without a backup heat source

2) Roof damage that could cause additional water damage and is not covered by insurance

3) Water Heater Failure

4) Sewer or other plumbing related failure that may result in additional significant damage

Ineligible uses: garages, outbuildings, cosmetic repairs or improvements, any repair that may be considered not life threatening, any repair that would not cause additional significant damage Emergency Rehab Loan March 2014 (PDF)

Short Term Rehab Loans: This loan program is for Homeowners who are selling their home and need additional funds to complete required repairs. This will include repairs that are typically required to sell a home such as roof repair/replacement, rain gutters and down spouts, furnace repairs, handrails, exterior paint chipping etc. The list of repairs will typically come from the appraisers list of required repairs and/or from an inspection completed by our Rehab Specialist. The scope of required repairs will be approved at the discretion of the Loan Committee, Executive Director and/or the Lending Director. This is not a remodeling loan. It is simply to help complete repairs or rehab of the home to prepare it for sale.
